Preparing you to FLY - We are ready to list your house for sale
Energy Performance Certificate (EPC): To comply with current legislation every property must have an EPC prior to the marketing of your home, Peregrine Property can arrange this for you. Check if you have one here: www.epcregister.com.
If you do not have one, we can carry out an EPC on your property. If you do have one here is where we will find it and print it off for you. See how we take the pressure away from you... It's that easy for us!! An EPC tells your buyer how energy efficient your property is.
3D Floor Plans: Floor Plans are highly recommended as potential buyers like to visualise the layout of their new home. Floor plans are a great way of doing this and the amount of viewings on your property increases when you have a floor plan.
I.D: In order comply with current legislation, we require photo ID and proof of address. A new style driving license or passport and a recent utility bill/bank statement is sufficient- (must be dated within the last 3 months).
Marketing to new heights- Your brochure

Viewings with a Professional Agent
We call/ text and email to make sure that if you are comfortable with viewings- no one turns up unannounced.
We allocate a dedicated agent to your property who will also conduct all of your viewings.
This is to ensure consistency throughout - Remember we know your needs and have valued your home - therefore your property expert has the answers to hand already. Everyone's sale is different and it's personal.
We like to keep it simple and stress free - another smooth move!

Agreeing your sale

So we've found you a potential buyer! Now it's time for Peregrine Property to financially qualify them. Can they proceed? We seek to make sure that funds are in place before we instruct solicitors.
We’re happy with your buyer- what next?
Once we have satisfied our checks we will then issue a memorandum of sale- you will receive a copy, so does your solicitor, your buyer and equally their solicitor.
Keeping chains on track
Peregrine Property have years of experience in juggling long and complicated chains. We will check every part of a chain, regardless of its complexity. We make sure we find out every last bit of information, including whether other Estate Agents have checked their buyers' finances, if a survey has been done? Have solicitors been instructed?
Sales Progression- it doesn't stop there!!
You can be assured we will obtain weekly updates from your solicitor. We will ring you and advise where we are throughout the process. This ensures that everything is progressing as it should be, we oversee this right the way through to completion.
On the agreed day of completion, we will notify you in advance of what happens on that day!
We will only authorise release of keys upon confirmation from your solicitor that all monies have been received.
